Tips for Building A Great Relationship with Your Tenants
By RPM Central Valley
One of the keys to success with owning rental properties in the Central Valley or elsewhere in the United States is building a great relationship with tenants.
When a tenant feels like their needs are being met, and they are more than just a number, they are more likely to renew their lease and continue living in a rental property rather than look elsewhere once their lease expires.
If you’re just getting started with owning your first rental properties, this article will provide you with tips on how you can build a great relationship with your tenants.
Tip #1 – Start Your Relationship Strong by Doing This
Before your tenant arrives to move into your rental property make sure you clean the property thoroughly, paint inside, do pest control outside and confirm that all doors and windows securely close and lock.
Tip #2 – Respect Your Tenants Time
If you need to come to your rental property to do repairs or install new appliances make sure that you respect your tenants time and schedule an appointment with them rather than just showing up or telling them when you are going to stop by.
Tip #3 – Be Consistent
It doesn’t matter if you’re busy or have a family, you should always be consistent with your tenants because, if they know they can depend on you to solve their rental problems, and they will be more inclined to continue renting from you when their lease is due for renewal.
Tip #4 – Treat Pest Control Seriously
Always be proactive with pest control by scheduling your property to be sprayed on a monthly basis and you should also email your tenants to make sure that they are not dealing with pests inside your rental property.
Tip #5 – Reward Your Renters
Last, of all, you should take the time to show your renters that you care during the year by sending them a gift card periodically to thank them for renting from you or giving them rewards for paying their bills on time or renewing their lease with you.
