Property Management Tips – How to Handle Move Outs Properly
Move-outs are often one area that many mowers have a problem with because they are in a hurry to list their rental property online and get it rented again.
Sadly, failing to properly handle a tenant move out means that a landlord can potentially miss damage caused by their last tenant and also the chance to properly document the condition of the rental property before their next tenant moves in.
In this post we will provide you with a checklist of things to do when your tenant moves out:
Do a walk-through of your rental property
When your last tenant has moved out you should do an immediate walk-through to review the property and look for problems or things that need to be fixed.
- Are the walls damaged?
- Is anything broken?
- Has the carpet been cleaned?
- How are the appliances functioning?
Change the locks
Don’t forget to change the locks! This step is vital because it’s easy for some tenants to make copies of their keys and possibly re-enter their old rental property at a later date if the locks to the rental have not been changed.
Research comparable rentals in the area
After taking the time to clean your rental and ensure that it’s in the absolute best condition, you may be tempted to list it right away, but acting too hastily at this point can be a mistake.
You should take a little time and do some research into the comparable listings in the area. What do the pictures look like? What information is highlighted?
