Month-To-Month Leases – Do They Benefit Landlords or Not?
If you own rental properties in the Central Valley you may at some point be faced with considering offering one of your rental properties as a month-to-month rental. The big question that you should ask yourself before approving this type of lease is if it benefits you or not?
In this article, we will answer this question and provide you with questions that you should ask before considering month-to-month leases.
Is the Tenant Likely to Be Evicted?
The first thing considers before agreeing to a month-to-month lease is if the individual you are considering renting to has a previous history of evictions.
If an individual has been evicted in the past it may be better to offer them a month-to-month lease because these types of leases make it easier for landlords to terminate the lease for any reason.
Let’s say that you offer a tenant a month-to-month lease and they turn out to be a fantastic tenant. You can always convert their lease to a 12-month lease down the road, making it a win-win for both you and your tenant.
Does the Resident Need A Flexible Lease?
Another important reason to consider offering your tenant a month-to-month lease is if they need flexibility due to their job or personal needs.
With a month-to-month lease, your tenant can easily move on with their life (should they need to) without having to go through the hassle of breaking their lease or offering you a 30-day notice.
