Most owners typically use the holidays to show their appreciation for their tenants by giving them gift cards, gift baskets, and other gifts but once the holidays are over and everyone gets back to their day-to-day lives, it’s easy for the average tenant to become dissatisfied with their rental property (and landlord), especially if an owner is not making a regular effort to keep their tenants happy.
Tips for Keeping Your Tenants Happy
Tip #1 – Contact your tenant at least every 90 days to follow up with them and see if they are having any issues or problems at the rental property.
Tip #2 – Make promises to your tenants that you can keep especially when it comes to repairs or maintenance that’s needed at your rental property.
Tip #3 – Get to know your tenants beyond seeing them as someone who is paying you rent every month and find out there what their real needs are because this will lead to them renewing their lease instead of moving out when their lease comes up for renewal.
Tip #4 – Show appreciation for your tenants regularly by having parties, dinners or events for your tenants (especially if you own multi-family buildings) because this will build a sense of community and help them to feel like you really appreciate your business.
Tip #5 – Stay accessible to your tenants so they know how to reach you (within reason), instead of being faced with talking to your assistant or answering service.
