Tip #1 – You Have to Be Friendly, But Firm
Although they may be causing you some trouble, you can be friendly with your problem tenant from the beginning but firm at the same time because you have to stand by the rules that you set for your rental property without closing the lines of communication with your problem tenant.
Tip #2 – Get Everything in Writing
Before doing anything else with your bad tenants make sure you get everything that was said or actions that were taken, in writing because it’s always best to have a documented record of actions that you took with your tenant if you have to face them in small claims court in the near future.
Tip #3 – Come Up with Solutions
If you own an apartment building can you move your problem tenant to another unit? If so, you should do what you can to come up with solutions first to solve the problem because your problem tenant could actually be someone who is living in the wrong space and finding the right home for them could turn them from your problem tenant to the best tenant you ever had.
